LAND SURVEYS

We are a land survey company specializing in residential surveys. We will
recover and verify existing corner markers, replace missing corner markers, and provide line stakes.

- We will provide a free written quote for a "fixed cost".
- We will provide you with a survey report, not just a final invoice. This report explains what monumentation was used to establish your survey and what monumentation was set.
SERVICES AVAILABLE TO YOU
- Deed Research - in preparation for a survey, to trace the origin of title for a given parcel of land for purposes of determining junior/senior rights in cases of an overlap or gap between two properties, or to determine the existence of recorded exceptions to a property (easements, rights-of-way, etc.). Title chains can also be traced back for historical purposes to determine previous conveyance dates, previous owners of properties, previously deeded areas and descriptions of parent parcels or for citations of significant former boundary evidence.
- Boundary Retracement Survey - most commonly referred to as a "Property Survey" is a complete survey for purposes of accurately locating and/or marking "on the ground" the retraced positions of all property corners for a given tract of land. Includes deed research, deed plotting, existing property corner recovery, precise field survey measurement and unmarked corner placement using a Robotic Total Station, data reduction,
and boundary computations. This type of survey does not typically include
any drawings. Certified boundary plans can be provided.
- Subdivision - surveying services for purposes of dividing a given parcel of land into two or more separate lots for future conveyance to other parties. Involves deed research, property corner recovery, boundary retracement survey, topographic survey and placement of permanent markers at new lot corners.
- Lot Line Adjustment -for purposes of simply changing the location of the boundary line(s) between two properties. Differs from subdivision in that no new lots are created. Similar to subdivision in terms of required tasks.
- Legal Description - or "property description" provides a written "metes and bounds" description of a given parcel of land that would then be incorporated into a deed, mortgage or title insurance policy. Legal descriptions can only be prepared after a field survey or subdivision has been conducted.
- Topographic Survey - most commonly conducted prior to the design phase of land development or construction projects, installation of septic systems, residential lot grading and development, landscaping projects, swimming pool installation or utility projects. Includes measurement and mapping of locations and elevations of all visible above ground features, structures and utilities and development of elevation contours. Resulting "base" plans or maps are generally compiled using a combination of field data in conjunction with record data and the Pennsylvania One Call System for underground utility plotting.
- As-Built Survey - to provide post-construction as-built locations and elevations of site improvements as required by municipalities and/or lenders.
- Flood Certificate Survey - to provide field survey information as required to fill out and provide certification for an Elevation Certificate
and Letters of Map Amendment (LOMA). (Certificates can be found on-line at http://www.fema.gov/nfip/elvinst.shtm).
- Plot Plan - to provide contractors and builders with plans illustrating the proposed construction of a building, pool or other structure requiring a building permit from a municipality. Plans are prepared using industry standard CAD software and can be provided in both digital and hard-copy formats.

We will provide the appropriate plan to suit your needs and assure compliance with the proper township authorities. We stay in constant communication with you, your contractor and township representative.
